HOW IT WORKS
This is the stress free way of buying a house.
First you will need to fill in the form on the 'Property Questionnaire' page. When we receive your form we will contact you to confirm your details and discuss any additional information that may be relevant.
Once we have all your property requirements to hand, and we have received your initial fee, we will contact estate agents in your preferred location, arrange a first viewing of all properties that meet your criteria, do a full search of the surrounding area, seeking out any special requirements you may have e.g. schools, sports centres, motorway links, supermarkets etc., and then report back our findings in full by post, on a regular basis, including internal and external photographs of the property, which will be in addition to the estate agents photographs.
We will then ask you to draw up a short list of 3 or 4 properties that most suit your requirements. Keep in mind that if the decorations and furniture are not to your taste, this is not a problem, as wall colours can easily be changed, and the furniture will be going with the current owners anyway.
Once we receive your list we can arrange a suitable viewing time between yourselves and the estate agents. We do not attend these viewings, unless you specifically would like us to do so. However, we will contact all the estate agents involved and endeavour to have all viewings carried out in one day, to save you time and unnecessary expense.
If your short listed properties prove to be unsuccessful, please be assured we will continue to work with you until the right property is found.
When you feel you have found your ideal property let us know and we will negotiate on your behalf for the best possible price. Once this has been agreed by all parties the wheels can be put in motion, and you will then be on your way to becoming the owner of a new property.
p.s. (Do make sure that at the onset of the purchasing process you have the details of a suitable conveyancing solicitor in place. Also keep in mind, if you have a property to sell you will need to factor in the cost of a HIP (Home Information Pack).
